Montana Residential Project
Phase I and II

(Downtown Redevelopment Project Area, Civic Center/Mid-Town District)


Two residential projects on adjacent blocks in the Civic Center District.

Montana I:  Southeast portion of CenFed block on Colorado Boulevard between Garfield Avenue and Euclid Avenue.  Seven story, 235,586 ground square feet building, including ground floor retail/guest parking/valet uses, residential floors above and one level of subterranean parking with 101 spaces, storage and mechanical uses rooms.  The residential portion of the building includes 36 condominium units on six levels.  Total building height proposed is approximately 88 feet to the parapet and 75 feet in height at the street.

Montana II:  Northeast corner of Euclid Avenue and Union Street.  154,619 ground square feet, five story, 72 foot high to the top of the parapet mixed use project, with ground floor residential/guest parking/valet uses.  25 residential units (in a 22,655 square foot footprint) on the floors above and one level of subterranean parking with 68 spaces; shared landscaped area of 10,400 square feet adjacent to the Western Asset Plaza project and installation of public streetscape improvements.

Project Approvals


Predevelopment Plan submitted.  Proposal has been reviewed by the City Center Implementation Task Force on April 8, 2003.  Proposed amendment to the Civic Center Specific Plan reviewed by Design Commission on July 28, 2003.  Planning Commission denied Specific Plan amendment in November 2003.

Status


Specific plan amendment/PD revisions to be reviewed by Planning Commission on February 11, 2004 and by City Council in mid-February 2004.
