PROJECT TITLE: Walnut / Fair Oaks Mixed Use Project

PROJECT ADDRESS: 25 West Walnut Street and 233 North Fair Oaks Avenue (northwest corner of Walnut Street and Fair Oaks Avenue)

CLICK TO ENLARGEPROJECT DESCRIPTION The project involves the demolition of two structures (71,974 square feet) that contain commercial uses (Pasadena Athletic Club and a bank building) and 17 dwelling units (5 condominiums and 12 apartments) and proposes new construction of a 200 room hotel and a 110 unit condominium project with retail and restaurant uses.  625 parking spaces are provided in a 3-level subterranean parking garage. 

 

The 110 condominiums will consist of 99,000 square feet and include 33 one-bedroom and 77 two-bedroom units.  The units range from 925 to 1,150 square feet.  They are located on the west and north side of the project in a building with heights ranging from 20 to 75 feet.  An in-lieu fee will be paid to satisfy the inclusionary housing requirement.  The hotel will be approximately 206,000 square feet and six stories in height.  The hotel is located primarily on the east frontage (Fair Oaks Avenue) of the project.  The retail/restaurant component of the project includes approximately 5,600 square feet of retail, a 2,500 square foot nightclub, and 3,200 square feet of restaurant and coffee shop uses.
