PROJECT DESCRIPTION:
Description of
the Project: The proposed project consists of developing the
portion of the site that is currently a surface parking lot with
a new mixed-use building, consisting of thirty (30) residential
condominium units and a 13,216 square foot television studio
over a three-level subterranean parking structure that will
provide 145 vehicle parking spaces. The proposed structure is a
maximum of 55’7” in height and consists of four (4) floors above
ground. The project includes permanently maintained landscaping
and automated irrigation, and is accompanied with the
contribution of funding for a traffic signal at the intersection
of Oak Knoll Avenue and Cordova and repairs along Oak Knoll
Avenue and Green Street. The project connects to the City of
Pasadena’s existing sewer and wastewater disposal system.
The proposed
building would be located on a 35,361-ft2 parcel located
on the east side of Oak Knoll Avenue, one-half block south of East
Colorado Boulevard. Currently existing on the southern portion of
the “L-shaped” parcel is 4-story, 22,736-ft2 office
building that will remain onsite. The construction of the project
will require the export of 30,000 cubic yards of soil and the
removal of seventeen (17) trees.
The property
accesses Oak Knoll Avenue approximately one half-block south of East
Colorado Boulevard. Oak Knoll Avenue contains a variety of land
uses, including high-density residential and commercial buildings.
Retail commercial and office uses also exist in close proximity to
the project site along East Colorado Boulevard and Green Street.
