CODE COMPLIANCE


Condition Monitoring Program

Purpose

Through the Condition Monitoring Program, the City ensures compliance with conditions attached to Conditional Use Permits, Variances, Exceptions, Subdivisions, Planned Developments, and Design Review.  Compliance is monitored through site inspections conducted by Code Compliance Staff.

For new construction projects, all conditions must be complied with prior to Final Zoning approval and the issuance of a building Certificate of Occupancy.  For projects that do not require a building permit, all conditions must be complied with prior to the start of the new approved use, i.e., alcohol sales or live entertainment.

Notices

A Notice of Violation and Order to Comply is sent to the applicant for violation of conditions of approval. Failure to correct a violation may result in revocation of the approved land use entitlement. A notice of pending condition compliance is sent to the applicant after a final zoning inspection has been conducted and not approved.

Cost

There is a flat one-time condition monitoring fee per project. The fee is subject to change annually. The condition monitoring fee covers the cost for monitoring of conditions of approval.
