Construction Permit Typesconstruction of house

A building permit gives you legal permission to construct, alter or add to a structure.  Projects usually require plans and specifications.   These are reviewed by a city plans examiner to determine compliance with applicable codes.  A building permit is important to you as both a resident and business owner, because building permits and the inspection process protect you from sub-standard construction that if failed could not only decrease your property value, but bring harm to family, customers, or yourself. 

In the city of Pasadena, you are required to have final approved building permit for all construction projects.  When you sell your property, you will need to pass our Occupancy Inspection Program which researches your property, makes a site inspection and reports any illegal construction.  If it is determined that indeed you do have illegal construction, you may be forced to tear it down.

We have attempted to provide you with basic, general information about our requirements, fees, length and type of reviews as well as special considerations you should take into account. ACCESSORY STRUCTURES: GARAGE/CARPORT/STORAGE

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter if less than 120 s.f.  You may use our Type V construction handout for assistance.  (It is a legal size document so adjust your printer accordingly).
Length of review: Same day
Submittal Requirements: Two copies of your engineered design.
Special Considerations: May require a Conditional Use Permit or Variance. or Historic Preservation Review.

ADDRESS: NEW

Type of permit(s) applications: Address
Type of review: Submitted to the Address Coordinator
Length of review: Official address released at building permit issuance.
Submittal Requirements: An 8 1/2" x 11" site plan showing all structures with entrance locations and orientation to the streets.

AWNING

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter
Length of review: Same day
Submittal Requirements: Two copies of your engineered design.
Special Considerations: Design Review areas.

CHIMNEY REPAIR: UNREINFORCED BRICK

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter
Length of review: Same day
Submittal Requirements: Two copies of your engineered design or use city standard (copies available at the Permit Center).

COMMERCIAL BUILDING ADDITION

Type of permit(s) applications: Building Permit
Type of review: Plans are submitted for plan review.
Length of review: Depending on size of addition the initial plan review may take two (2) to four (4) weeks minimum.
Submittal Requirements: See Commercial/Industrial Addition Submittal Requirement checklist for accurate documentation requirements.
Special Considerations: Design Review , Condition or Mitigation Monitoring, Final Zoning Inspection, Conditional Use Permit or Variance may be required.

COMMERCIAL BUILDING NEW

Type of permit(s) applications: Building Permit, Address
Type of review: Plans are submitted for plan review.
Length of review: Four (4) week minimum, initial plan review only.
Submittal Requirements: See New Commercial/Industrial Submittal Requirement checklist for accurate documentation requirements.
Special Considerations: Conditional Use Permit or Variance , Condition or Mitigation Monitoring, Final Zoning Inspection, or Design Review may be required. Project may be subject to the Public Art ordinance(call 744-6916 for more information).

DEMOLITION

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter
Length of review: Same day unless subject to special considerations.
Submittal Requirements: Sewer cap permit finaled, release from Telephone Co., Department of Water and Power, and the Gas Company required prior to permit issuance.
Special Considerations: If the building is over 50 years old, project is subject to Historic Preservation Review. Demolition in Old Pasadena requires Design Commission review.

EARTHQUAKE REPAIR

Type of permit(s) applications: Building Permit
Type of review: Over-the-Counter
Length of review: Same day, unless subject to special considerations.
Submittal Requirements: Minimum three (3) sets of engineered drawings required.
Special Considerations: If the building is over 50 years old, project may be subject to Historic Preservation Review. May also be subject to Design Review. If project is complex them Seismic Calculations are also required.

ELECTRICAL PERMIT

Type of permit(s) applications: MPE Permit
Type of review: Mail-in or Over-the-Counter.
Length of review: Same day, unless requiring submittal for plan review.
Submittal Requirements: Two sets of drawings are required for plan review for projects that meet the MPE Thresholds.
Special Considerations: May be subject to Design Review.
